As the commercial real estate market anticipates the potential elimination of up to one-third of office space, a warning from CoStar suggests that a scarcity of Class A commercial space awaits top-tier companies.
The heightened competition for prime real estate arises as more businesses revert to pre-pandemic norms, seeking optimal locations to establish their presence.

CoStar’s projection of an impending office space shortage is grounded in a comprehensive analysis of current leasing and construction data relative to recent market trends.
As companies scrutinize their spatial requirements more meticulously, the winners in this evolving landscape are newly constructed buildings aged 0-3 years.

Since the onset of 2020, these structures have attracted over 175 million square feet of net new occupancy, averaging 12.7 million square feet per quarter—outpacing pre-pandemic quarterly averages.

Phil Mobley, the National Director of Office Analytics at CoStar Group, emphasizes the continued demand for modern, premium office spaces, even in challenging economic climates.
He notes that during the Great Recession from 2008-2010, the quarterly average absorption rate for such properties was 13.6 million square feet, only slightly higher than the current trend. This resilience in demand underscores the enduring appeal of high-quality office spaces despite economic uncertainties.
